RIBA Work stages and fees

Architectural Services are split into Stages as identified by the RIBA Plan of Work 2013 (Small project Services) as follows:-

Stages 0 & 1 – Strategic definition, Preparation & Brief
Stage 2 – Concept Design including feasibility as appropriate with massing, site layouts, number type and size of units etc
Stage 3 – Developed Design including making an application for planning permission
Stage 4 – Technical Design including detail suitable for a Building Regulations application; Specification and Construction details and; Tendering documentation
Stages 5 & 6 – Construction and Handover/Close Out

We would normally quote our fees as a percentage of the construction costs, apportioned to each stage
As a guide, please see below:-

Stage 0 & 1 – part of every commission, the fixed cost of a measured survey will be included here
Stage 2 & 3 – 30-35% of the total service
Stage 4 – 45-55% of the total service
Stage 5 & 6 – time charge rate

We will sometime carry out feasibility studies as part of Stage 2 and our fee would be on a time charge basis.  A proportion of the feeasibility fee may be credited to Stage 3 if appropriate
